Build a comfortable South Texas routine
McAllen can offer a bilingual, cross-border-oriented economy, a strong food and cultural scene, and citywide housing figures below those of many larger Texas metros. The practical question is how a particular home supports work, family, cooling, transportation, and the household’s broader Rio Grande Valley routine.
Begin with the monthly life rather than the headline price. Compare the full housing payment, electricity and cooling expectations, vehicle needs, insurance, school or care trips, and the exact property’s storm plan. Then fit the moving date and equipment to South Texas distance, heat, and access.
Use McAllen’s lower headline prices to build a complete budget
McAllen can offer lower citywide housing figures than many large Texas metros, but the useful decision is not “cheap Texas.” The 2025 population estimate was 150,640; April 2026 ZORI was about $1,304; and the ACS median owner-occupied home value was $190,400. Those numbers support a shortlist, not a commitment.
McAllen is deep in South Texas. A move from Dallas, Austin, or Houston may remain entirely within one state and still require a long travel day, careful heat management, and a delivery plan that is not same-day. State line crossing is not the only measure of logistical complexity.

Lower headline prices still need an income test
The ACS median household income was $61,579, while 41.7% of rent-paying units spent at least 35% of household income on gross rent. That combination is why a low ranking is not enough: affordability depends on the relationship between the household’s income and the unit it can actually obtain.
The ACS median gross rent of $1,049 and the newer ZORI value describe different populations and periods. Do not calculate growth from them. Price current listings, deposits, utility setup, cooling, internet, parking, and any housing overlap.
For buyers, the $190,400 city median is context rather than a property estimate. Add taxes, insurance, cooling, maintenance, and commute to the specific payment before comparing it with rent.
Texas distances change the move
From San Antonio or Austin, customer travel and crew hours can be the main scheduling issue. Dallas–Fort Worth creates a much longer in-state line-haul. A move from outside Texas adds interstate consumer protections but can still share the same long final approach through South Texas.
If the household is moving from Mexico, that is a different legal and customs problem and this domestic guide does not answer it. Do not let “border city” language import customs claims into a move that begins and ends inside the United States.
Heat and storm planning are shipment controls
The city’s hurricane materials point residents to Rio Grande Valley evacuation routes and a ten-day preparedness supply list. That does not mean every move will face a storm. It means the arrival plan should not depend on buying all essentials after a warning or on one road remaining available.
Heat changes handling. Medication, electronics, plants, food, candles, adhesives, and other temperature-sensitive items should not sit in a parked truck without a defined plan. Ask what the mover excludes and keep sensitive essentials with the household.
Sequence the McAllen arrival
Start cooling and utilities before unloading, verify the exact key handoff, and protect the crew’s safe access to water and shade. If severe weather is possible, record who can delay the job and where the shipment will wait.
