The city is most useful when the home connects those anchors without creating an unnecessarily car-heavy or heat-exposed routine.
Compare real addresses through housing total, work and care trips, parking, cooling, and the path a moving crew must use. The citywide numbers below help set expectations; the decision comes from whether one property supports the household comfortably and can receive the move legally.
Turn Columbia’s apparent value into a complete household plan
Columbia is a distinct South Carolina destination, not a cheaper substitute for Charleston. Its 2025 city population estimate was 147,035, the April 2026 Zillow estimate of typical advertised monthly rent was about $1,458, and the 2020–2024 ACS median household income was $55,529. Those figures describe scale and market context; they do not establish what a specific household can afford.
The sharper warning is that 51.5% of rent-paying units spent at least 35% of household income on gross rent in the ACS. That is a large share, so a household attracted by Columbia’s lower headline prices should still test current rent, mandatory fees, utilities, car costs, insurance, and debt against take-home income.
Separate the current rental market from the long-run housing profile
The ACS median gross rent was $1,204, while Zillow’s April 2026 ZORI was about $1,458. The ACS is a five-year estimate for occupied units and includes utilities; ZORI is a current repeat-rent index. The difference is not a measured increase. Use current listings for the target neighborhood and retain both figures only as differently defined benchmarks.
The ACS median owner-occupied value was $264,300. It is useful for comparing broad city conditions, but it says nothing about the condition, insurance, tax, flood exposure, or commute of a property under consideration. For buyers, inspect the address and build a recurring-cost budget before interpreting Columbia as affordable.
The origin changes the operating plan more than the destination facts
Charlotte and Atlanta moves commonly approach Columbia through regional interstate corridors; Charleston adds a coastal-to-inland route and a different origin access problem. Those differences affect line-haul time, crew model, customer travel, and the delivery spread. They do not justify changing the destination housing analysis.
Give every estimator the same inventory and Columbia access notes. Then compare carrier role, pickup window, delivery window, packing, protection, stairs, long carries, and any shuttle risk on equal terms.
Downtown curb use must be planned rather than assumed
Columbia’s parking system includes meters, loading zones, residential districts, garages, and active enforcement. The city’s ordinance exempts commercial trucks in metered spaces only while actually loading or unloading; it does not turn a metered stall into all-day truck storage.
Ask Parking Services about the exact block if the truck cannot fit on private property. Send curb photos and the truck length before move day, and keep fire lanes, sidewalks, driveways, transit space, and posted restrictions out of the loading plan.
Build the first day around access and heat exposure
Reserve the elevator or loading area, start utilities, and identify where the crew can legally stop. In warm weather, keep medicines, electronics, plants, candles, food, and other heat-sensitive items with the household rather than in a parked truck.
