An apartment near downtown Lewiston, a home in New Auburn, and an outer Auburn property may share a regional identity while producing very different daily costs.

Compare two cities before comparing two homes
Lewiston’s 2020–2024 median owner-occupied home value was $235,100 and median gross rent was $986. Auburn’s corresponding figures were $282,000 and $1,041. The difference is useful, but it does not say which available home is the better value. Compare equivalent current properties and add heat, electricity, parking, pets, internet, snow removal, municipal services, and the trip across or along the river.
Many in-town properties are in older housing stock. Ask for the heating system and actual fuel use, electrical capacity, roof and insulation history, parking rights, and who clears snow from stairs and fire exits. In a purchase, inspect before using a lower asking price as proof of a lower annual cost. In a rental, put included utilities and parking in the lease rather than relying on a listing description.

The most useful housing search starts with destinations, not a broad “L/A” label. Mark the workplace, school, hospital, college, groceries, highway entrance, and family address. Then compare the complete trip from specific homes at the hours you will travel. A modest price difference can disappear if the household repeatedly crosses the river or drives from an outer property to services concentrated in the urban core.
Downtown Lewiston, the mills, and Tree Streets reward careful building inspection
Downtown Lewiston and the riverfront put residents near civic buildings, local businesses, cultural spaces, citylink connections, and the Bates Mill area. The Tree Streets and adjoining historic core contain dense residential blocks and older multifamily buildings. That pattern can support walking and shorter trips, but a move may encounter narrow stairways, limited curb space, shared entries, older electrical systems, and winter parking dependence. View the exact unit, test noise and lighting at the times that matter, and inspect the complete route from truck to apartment.
The Bates College and Main Street side creates a different routine, with access to the college, hospitals, and northbound routes. Do not assume that “near Bates” or “near downtown” establishes a school assignment or a short commute. Confirm the address with the institution or district and travel the real route.
Downtown Auburn and Great Falls Plaza connect to Lewiston but remain Auburn
Downtown Auburn faces Lewiston across the river and has its own municipal offices, parking rules, transportation center, and daily services. It can suit a household whose trips span both cities, but the practical route depends on which bridge and corridor serve the address. Ask where a truck can stand without blocking a bus area, travel lane, hydrant, driveway, or winter operation.
New Auburn and outer Auburn trade density for a more car-dependent pattern
New Auburn includes a compact village area and residential neighborhoods south of the main downtown. Farther out, Auburn becomes more dispersed along roads toward shopping, the turnpike, Lake Auburn, and rural properties. A larger lot or garage can simplify unloading while adding driveway grade, private systems, longer school and work trips, and fewer practical alternatives to driving. Confirm city water and sewer, road ownership, internet, trash, snowplowing, and any private-drive agreement at the exact parcel.
Transit and education make the two-city choice more specific
Citylink serves both Lewiston and Auburn. The cities’ FY2027 transit material described nine weekday routes with hourly departures, limited Saturday service, complementary ADA paratransit, and zone-response service for lower-demand areas. That is useful regional coverage, not an all-day substitute for a car at every address. Check the current route map, first and last trips, transfer point, Saturday schedule, and walk in winter before signing.
Higher education is unusually varied for a regional center of this size. Bates College is in Lewiston; the University of Southern Maine’s Lewiston–Auburn Campus and the University of Maine at Augusta’s Lewiston Center provide additional local study options; Central Maine Community College is in Auburn near Lake Auburn. A student or employee should choose from the real campus, class, and shift schedule because “Lewiston–Auburn” can hide a trip that crosses the river or runs beyond fixed-route hours.
Lewiston and Auburn also operate separate public-school systems. Verify the assigned school directly with the correct district before using an online boundary, home listing, or nearby school building as proof. If childcare, special education, technical education, athletics, or after-school transportation matters, ask the district how the exact program works from the proposed address.
Treat winter parking and truck access as two separate city questions
Lewiston declares a Winter Parking Ban for plowable storms. Vehicles left on streets during a ban can be ticketed and towed, and municipal garages are identified as temporary options for ordinary vehicles. Those garages have posted height limits that do not make them moving-truck staging areas. The mover still needs a legal curb, lot, driveway, or loading position approved for the exact building.
Auburn uses its own winter system. Its official parking page says winter-relief parking requires a free permit and identifies restrictions for city-owned lots from November 15 through April 15. A Lewiston alert does not answer an Auburn parking question. Give the mover the municipality, street address, photos, and city contact rather than saying only “downtown L/A.”
I-95 is the main regional route for many arrivals from Portland, Boston, and the south. US-202, Route 4, and local river crossings then shape the final approach. Construction, a storm, a restricted curb, or a bridge approach can affect the last few miles more than the highway segment. Check New England 511 and both municipalities’ alerts, but let the carrier choose the legal commercial route.
Make the written estimate name both sides of the job
Every company should receive the same inventory, requested services, dates, addresses, stairs and elevator facts, curb or driveway photos, and heavy-item list. Ask whether the total includes labor, travel time, fuel, packing materials, stairs, long carries, parking, a smaller transfer vehicle, storage, waiting, and the liability option you choose. If a truck cannot use the intended curb or driveway, the estimate should explain how the shipment reaches the door.
For an interstate move, verify the business through FMCSA Protect Your Move and identify whether it is a carrier or broker and which carrier is expected to transport the goods. Maine’s Attorney General notes that federal interstate household-goods regulations do not apply to a move entirely within Maine. A local customer should still require written terms, legal business information, payment and cancellation rules, a damage process, and proof of insurance.
Before choosing the city
Compare equivalent homes, drive the recurring trips, test citylink, verify school assignment, and identify which municipal rules apply.
Before signing
Inspect heat, utilities, parking, snow removal, building access, private systems, and the complete monthly cost.
Before moving day
Reconfirm the legal truck position with the correct city or property manager, monitor winter alerts, and give the crew a named site contact.
After delivery
Count and inspect the shipment, retain signed records, and begin Maine license and vehicle-registration work without waiting for the end of the month.
Maine requires a new resident with a valid out-of-state license to obtain a Maine license within 30 days. Vehicle registration starts in the municipality of residence with excise tax and may continue at a Bureau of Motor Vehicles branch.
