Choose the Virginia Beach routine before the zip code
Virginia Beach offers much more than an oceanfront address: established residential communities, military and health-care employment, suburban shopping, waterways, parks, and access to the wider Hampton Roads region. Because the city covers a large area, the best location depends heavily on where the household must travel and how often a bridge, tunnel, or seasonal visitor corridor enters that trip.
Test candidate homes through the same weekday: work, school or care, groceries, evening return, and an alternate route. Add flood information, insurance, parking, building rules, and truck access to that comparison. A home that performs reliably can be worth more than one that looks closer on a regional map.
Make housing, travel, and coastal access one decision
Virginia Beach is large enough that the destination cannot be reduced to “the beach.” Its 2025 population estimate was 453,737, and the April 2026 Zillow estimate of typical advertised monthly rent was about $2,010. The right address decision depends on work location, bridge-and-tunnel exposure, flood risk, parking, and whether the property is in a resort-area operating environment.
The ACS showed 44.3% of rent-paying units spending at least 35% of household income on gross rent. That is a meaningful warning about renter budgets, but it is not proof that a particular apartment is unaffordable. It justifies testing current housing cost against the household’s income.

About 15.1% of residents age 1+ had lived elsewhere one year earlier. That is a mobility measure, not evidence that one neighborhood is gaining or that a military household should accept a particular lease. Verify assignment dates, school or care needs, and the cost of flexibility.
Hampton Roads changes the last leg
From Richmond or Washington, DC, the move arrives through the regional interstate network; from North Carolina, the approach can be from the south. The material source variation is not just mileage. It is whether origin timing places the truck into peak tunnel, bridge, resort, or building restrictions at the destination.
For an oversize or overweight vehicle, Virginia Beach has a local moving-and-hauling permit process in addition to state jurisdiction on I-64 and I-264. Ordinary household-goods trucks may not cross those thresholds, so do not claim a permit is always required; ask the carrier to verify its equipment.
Flood maps and resort rules are pre-booking inputs
Virginia Beach says properties can be threatened by heavy rain, hurricanes, and nor’easters, and it provides address-level flood-zone tools. A parcel outside a mapped special flood hazard area is lower risk, not no risk. Ask for the current map result and a property-specific insurance answer.
The city’s oversize-hauling page lists resort restrictions from May 1 through October 1 for covered equipment and locations. Even when the household truck is not subject to that permit, resort-area parking and event activity can still change access. Confirm the actual vehicle and block rather than copying a seasonal rule onto every move.
A Virginia Beach arrival plan
Rehearse the last leg: truck route, curb or driveway, building hours, elevator, key handoff, weather contact, and a holding option. Store important documents and electronics above likely water exposure and keep them with the household when practical.
